Determine Your Wants and Needs
If you've decided to buy a home, start by determining what type of community or specific neighborhood you're interested in. List your space needs, including:
- Living space requirements (# of beds and baths)
- What stays and what goes (furniture, appliances, ect.)
- Proximity to schools, shopping and other services
- What down payment you can afford
- Price range
It's important to be realistic when you're thinking about a down payment and setting a price range. You don't want to be burdened with something you can't afford. At this stage, it's a good idea to talk things over with a Sales Executives with Mainsail Real Estate Group. We will further be able to pair you up with one of our preferred lenders to take a further look at the numbers.
Identifying What You Want
Once you've identified the features you want in a home, the search begins. By working with Mainsail Real Estate Group, we will use various tools to try and find properties that meet your specifications. One of the important search tools will be the Greater Charleston Area Board of Realtors MLS system, which can be directly accessed at our Mainsail Real Estate Group website.
By sitting down at a computer, our executives can key in your needs, choice of location in Charleston and price range and immediately come up with a list of suitable properties available throughout the area.
Viewing Homes
When you select a property and decide to visit a house, there are many things to consider. Does it have all the features you wanted?
Try to picture your favorite furnishings in a room. Remember all of the technical considerations:
- What type of material is the home made of?
- What about power, construction or permanent amperage?
- What type of cooling–A/C system does it use?
- What about the roof and foundation?
- What condition are the hurricane shutters in?
- What about the septic and sewer capacity and condition?
There are other things to look at as well. If you don't have time or don't feel comfortable doing it, home inspection services are available and can be found in our preferred vendors list. Having a qualified home inspector look at the house is always a good idea.
